Isha Village
A community called Isha Village is being designed
under Sadhguru's guidance to create an atmosphere
conducive for spiritual growth. Isha Village will
offer a variety of housing options for meditators
and their families.
Options range from studios to individual lots for
building cottages. Studios will be located on land
that will be leased from Isha for use as residences.
Cottage lots will be sold to meditators.
Anyone who wants a private residence at the U.S.
Center must have taken an Isha Yoga program and must
acquire a membership in Isha Village. By acquiring a
membership now, you'll help support the construction
of the Isha Institute for Inner Science. Housing
options are available on a first-come-first-served
basis exclusively to members.
All residents have access to the following common
amenities:
• Electric, water, and phone access
• High-speed Internet available in the area
• Roads (including road maintenance)
• Preserved green space and forest
• Bluff access
• Hiking access to the waterfalls
• Community garden space
• Close to the Ashram and Dining Hall
• Dining hall meals optional
By acquiring a membership for Isha Village, you can
become part of the Isha Village Members Association.
This group will function like a homeowners
association to determine how Isha Village should be
developed, the type of architecture, cottage and
townhouse plans, rules, and neighborhood covenants.
We will ask for volunteers from the members to serve
on the Isha Village Council. The Council will
consider the plans and make the final determination.
Thus, if you are interested in housing at the Isha
Institute for Inner Science would like to have input
into the type of development we build, then you need
to acquire a membership as soon as possible and
volunteer your time to serve on the Isha Village
Council.

Housing Options
There are three steps for acquiring housing in Isha
Village:
• Step 1 - Select a housing option
• Step 2 - Make a donation for membership
• Step 3 - Purchase housing or a lot.
Three different housing options are available:
• Option 1 - Rooms with meals for life
• Option 2 - Studios with optional meals
• Option 3 - Cottages with optional meals
Option 1
Rooms
• Private 333 sq/ft room with bathroom
• For individuals or couples living together
• No utility bills, property taxes, or maintenance
fees
• All ashram rules apply
• Meals at the dining hall for the rest of your
life in exchange for a one-time fee
• Freedom to come and go when you want
• Great option for retirees
• Located near the lodges and dining hall on Isha
property
• Cost - $130,000 for one person ($200,000 for a
couple)
Option 2 Studios
• Private 333 sq/ft studio apartment
with bathroom
• 14 units per two-story building
• Small refrigerator in each unit
• Built-in desk for computer
• For individuals or couples living together
• Residents share utilities and maintenance costs
• Freedom to come and go when you want.
• Meals at the dining hall may be purchased
separately.
• Located within walking distance of the lodges
and dining hall on Isha property
• Cost - $60,000
Option 3 Cottages
• Private two- or three-bedroom
cottages on 3/4 acre lots
• You own your own lot
• You own your own dwelling
• Dwellings range from 960 sq/ft to 2052 sq/ft.
• Families and pets welcome
• Rules created by Isha Village Council
• Freedom to come and go when you want
• Kitchens in each unit
• Design your own cottage or use our supplied
plans
• You are responsible for your own utilities
bills, property taxes, and maintenance fees
• Cost range - $102, 000 to $280,000
Membership in Isha
Village Association
Memberships are required in order to pay for the
cost of developing roads and utilities in Isha
Village. To acquire a membership, a meditator should
make a minimum donation to Isha Foundation of
$30,000. Since your donation will give you a
membership in the Isha Village Members Association,
the IRS limits this type of donation to 80% tax
deductible.
Making a donation for a membership is the best way
you can help support the Isha Institute for Inner
Science. After making your donation to Isha
Foundation, the newly formed Isha Village
Association will issue a membership.
Build or Purchase
Housing
Our plans are to build Option 1 (rooms)
and Option 2 ( studios) as soon as possible. These will be
built on Isha land and will remain property of Isha.
Purchasing one of these options will give you lifetime access.
Because these housing options will be located on Isha land, we
do not need special subdivision approval from the county, as
is required when selling individual lots.
Cottages will be owned by each purchaser. Mortgage
financing is available from area lenders. Isha
Foundation will partner with a development company
for the construction of the dwellings.
The process for subdividing lots for sale
requires a detailed survey of the land, soil testing for
septic tanks, and a detailed subdivision plan. The plan must
then be submitted to the county planning commission, health
department, and roads department for approval.
The cost of your housing will vary depending on the
quality level you desire, the size of your dwelling,
the location of your lot, and the construction
prices at the time you decide to build or purchase.
We currently estimate that construction costs will
range between $70 to $120 per square foot, depending
on the quality level and options you select.
